Architectural rendering: Lower Mall Precinct project at the intersection of Lower Mall and University Boulevard

With just seven months until we commence primary work on the Lower Mall Precinct (LMP) project in May 2026, planning and design is proceeding smoothly and on schedule.

Additionally, to be ready for construction on that timeline, some site servicing will commence as early as January 2026 in the area around the LMP site.

Project updates

LMP project updates for September 2025.

  • Bed count: The bed count was recently revised from 1,500 to a more specific 1,521—nearly the finalized number of bed spaces.
  • Board 2: On September 24, the project goes to the “Board 2” stage, which means the project is presented to the UBC Board of Governors for official approval to begin the first phases of the project, including site preparation.
  • SJC Survey: This fall, the residence assignments team will be working closely with St. John’s College (SJC) to survey students and determine ongoing housing needs after April 2026.
  • Construction phases: The project team has now determined the overall construction schedule:
    • Phase 1 (2028 opening): Buildings 4, 5 and 6—those closest to Marine Drive—will be constructed during Phase 1. They include units/rooms with kitchens and the child care facility. Building 5, the closest to Marine Drive, will be mass timber, similar to Brock Commons Tallwood House.
    • Phase 2 (2029 opening): Construction of buildings 1, 2 and 3, along with the relocation and renovation of the Old Fire Hall will occur during Phase 2. Except for the Old Fire Hall, these buildings are closest to Lower Mall and will include the sky lounge—a top floor student lounge space—the dining hall, and rooms without kitchens, which will house students on a required meal plan.
